Small builders poised for big comeback in the new year

Quinn Communities anticipates releasing its 26 home community, Riverview Courts in Lakeside, with prices expected to start in the high $300,000s.

In January, this respected name in the building industry will also begin sales within The Groves, an enclave of luxury homes beautifully situated in Temecula’s Wine Country. Home prices in The Groves will start at about $1 million.

“Buyers who are interested in owning in a smaller new community in 2014 should do research,” said Asaro. “Smaller builders specialize in smaller, infill locations, with communities that range from just four to 40 home sites.”

The economies of scale for such properties often don’t allow for the notable marketing budgets that the big builders have. Therefore, small builders often utilize briefer and less intense marketing periods as well as rely on social media and the Internet to spread the word.

For buyers seeking oceanfront living, McKellar/McGowan will be presenting 700 South Strand, an outstanding 17-unit attached community with white-water views from every residence. Prices for this site have not yet been released but are projected to start from $1

South Coast Communities has two new communities slated for 2014. Nine estate-sized homes are planned for an exclusive and desirable Carmel Valley location where prices are anticipated to start at more than $2 million. In addition, South Coast expects the release of The Enclave, 11 single-family homes located just east of I-5 off Carlsbad Village Drive.

Harmony Homes will bring its first sales release in Amarra in Vista, a 16-home community, in early 2014. This single-family community is expected to offer homes starting in the low to mid $400,000s with move-ins slated for late spring or early summer.

Look for Zephyr Partners to bring Level 15, a townhome community in Escondido, to market in late 2014, as well as Summerhouse, an ocean-view community of 35 homes in Carlsbad.
